Home Protection

Protection

Every part of a property carries its own limit. Let me walk you through what each piece of a policy does and where the common gaps hide.

The Whole Property

One House, Several Kinds Of Cover

A policy is a bundle of separate promises: one for the building, one for what sits inside it, one for the people who visit and one for the days the house cannot be lived in. I read each one with you because that is the only way to know the whole thing holds.

Dwelling

The Structure Itself

Walls, roof, foundation, wiring, plumbing and everything built into the house. When fire, wind, hail or falling debris damages the building, this limit pays to repair or rebuild it as it stood.

I set this limit to track what a contractor would charge to rebuild today, not the purchase price and not the tax value. When those numbers drift apart, a serious loss leaves the shortfall sitting on you.

Contents

Belongings Inside And Away

Furniture, clothing, appliances, tools and electronics fall under the contents limit, whether the loss happens in the living room or while those items travel in the car.

I ask for a room by room list, even a rough one backed by photos, so the total stays honest and a claim never stalls over proof of what you owned. For high value items like jewelry or instruments I usually suggest scheduled cover of their own.

Liability

When Someone Gets Hurt

A guest slips on an icy step, a dog bolts through an open gate, a limb from the backyard oak lands on a neighbor's windshield. Liability cover handles the legal costs and settlements that follow.

This is the part of a policy that protects your savings and future income, which is why I give this limit more attention than it usually gets at signing time.

Loss Of Use

A Roof In The Meantime

When repairs push you out of the house, this piece reimburses a rental, meals above the normal grocery bill and the extra miles you drive while life runs from a temporary address.

I lean on it to keep a hard month from becoming a financial spiral, and it lasts until the day your front door opens again.

Rebuild Cost, Measured

Market value and rebuild value are not the same number. I set your limit on what the house would cost to build again today.

Contents Counted Fairly

Tools, furniture, bikes, laptops. A quick room by room list keeps that total honest so a claim never stalls over what you owned.

Closing The Gaps

Add Ons Worth Asking About

Standard policies stop short in a few predictable places. These are the endorsements I bring up before you ever need them.

Water Backup

A floor drain or sump pump always seems to fail in the middle of the night. I add this endorsement so the cleanup, the flooring, the drywall and whatever you stored down there get handled.

Detached Structures

The carport, the garden shed, the studio behind the house, the fence line around it all. I make sure each one carries cover that matches what rebuilding it would actually cost.

Scheduled Valuables

Rings, instruments, cameras and collections often blow past the standard per item cap. I schedule them at an agreed value so a loss pays out without a negotiation.

Equipment Breakdown

Furnaces, heat pumps and built in appliances can die from electrical or mechanical causes a base policy ignores. I use this add on so repair or replacement is covered when they do.
